Are you about to put your house on the market? If you are, you might want to hang fire and take a proper look round first. If you need to sell as fast as you possibly can – and for as close to the asking price as possible - there are a number of things you should do to make that a reality.
1. De-clutter. Clutter is unattractive to most people. It stops them seeing what your home is really like. Your home might have huge rooms and very impressive proportions, but if potential buyers cannot see past the piles of clutter everywhere, they won’t see the benefits of your home. Take the time to get rid of all your clutter now; not only will it make selling your home easier, it will make packing easier when it comes time to move as well!
2. Take your character out of the house. It may be your home, but if you want to move somewhere else you need to be able to show people that it could be their home too. So have a look round and take down all those personal items that identify the house as yours. It’s surprising how much of a difference this makes.
3. Make the front of the house look presentable. This is the first thing people will see. If the paint is peeling and it looks grubby, they may not want to go inside at all – even if the interior is spotless. Work on giving off a positive image right from the word go.
4. Give it a proper spring clean. Your potential buyers should be able to walk into your kitchen or bathroom and be greeted by a clean fresh smell. The same goes for all other rooms.
5. Attend to the garden. This applies to the front and back of the house. If you aren’t keen on gardening, hire a gardener to pop round and tidy it up for you.
6. Deal with the spare room. It may be a junk or storage room for you, but how about showing potential buyers that it could be a nice spare bedroom, or maybe even an office? This will make selling your home much easier as each room should have a clear benefit and purpose to it.
7. Get rid of any loud colours. Not only are they off putting, but they can make a room look a lot smaller if you use them on the walls. Repaint or hang new wallpaper if you need to – the effort will be worth it.
8. Don’t leave any DIY jobs half done. Even if you have to hire someone else to come in and finish them off, make sure they aren’t still standing half finished when your first potential buyer walks through the front door.
If you follow these pointers you should find you can sell your house much faster than you may have thought.
